I recently had a transaction where Robert was the lender for my Buyer. My Buyer made several offers on several short sales and Robert always kept the file updated so I could have an approval to submit with any offer with just an email. When we were finally in escrow, the listing agent made a mistake and we had to close 10 days early or lose the deal. Robert was a miracle worker, he just went to his underwriter and got it done. In this time when doing the minimum is the norm and complaining about how things are is the primary focus, I feel it's important to acknowledge when the job is done above and beyond.

Last Friday we closed a sale for a Family with 2 boys under 3 years old who have been living in a one bedroom plus loft condo. They now own a 4 bedroom home thanks to Robert Furmanski at Augusta Financial.

The Couple had talked to a number of agents before I met them, and were told that they could not move up from their condo because they owed more on the condo than it was worth. Some agents told them to move out and let the condo go to foreclosure, then they could buy again in a couple of years. A few agents highly recommended that they do a short sale on the property and get rid of it and then they could buy again sooner. (They have a good job and savings accounts).

4 lenders told them they could buy another property if they saved a large down payment and they could get something the value of what their condo would sell for now.

Then I met up with the buyer and everything changed. I had attended the Loan classes that Robert Furmanski had put on here at Realty Executives and during the conversation with the couple I remembered to ask a few more questions that were covered at Roberts's class. The answers were Yes! I then went back to the notes from Roberts class, and then told the Couple, "Good News, There may be a possibility that would work for you, let's find out."

I made a call to Robert and told him the situation of the couple and what they needed to do, get more space for the boys to grow up in. After going over the questions I had asked the couple, and what the notes I had said, he said "Yes, that may be possible, let me double check".

The difference is, HE DID Check, and after fully reviewing the buyer's financial package with the Underwriters, and digging into the loan guidelines line by line, he came back with the good news. The underwriters gave us the thumbs up and it does fall into the guidelines! The same guidelines that the other 4 lenders have that told the buyer could not get a loan, because they did not know or did not check?

The loan went smooth, the escrow closed ON Time, and there were no unexpected conditions or issues to deal with in the process. Robert fully prepared the buyer for what was needed, how it was going to happen and they continually tell me how much they like and appreciate how he handled everything, including all their questions.

So, because Robert Furmanski did a little bit more, took the time, and cared about the transaction this family now has their new 4 bedroom home. The boys each picked out their own room and they have probably run 20 miles worth of circles around the back yard already.

I know Robert is not a miracle worker, and not everybody can get a loan in this market, but because he went beyond the call of duty and did the homework, this Couple did get their new home.

I wanted to publically acknowledge Robert and his processor and underwriters at Augusta Financial for changing this family's life, and making me look good too!

I encourage you to talk to Robert and see if he can help you or your buyer too. There are many loan officers at Augusta, just like there are many agents at Realty Executives. If things did not click with another loan officer for you at Augusta, I hope you would still consider working with Robert as we would want the public to work with us as agents even when they did not click with another agent at our company.
